This may seem obvious but a lot of sellers, especially first time sellers think they can list high and just come down if needed. The problem with that is you end up chasing the market and buyers don't want a home that has been on the market for a long time. A motivated seller is one that will help facilitate the deal and make the deal close with minimum issues and problems. A seller that is really not that motivated to sell can become offended at a low ball offer or contingencies that the buyer may want. A motivated seller will be willing to negotiate and not take offense to anything the buyer may throw at them but understand this is a business deal and to be professional and understanding.
A motivated seller will usually have a timeline of when they need to sell by. If a seller can sit on a home forever, they may not be as likely to entertain all offers and negotiate. If there is an important reason for selling such as job change, job loss, baby on the way, children moving out, etc.. Then the seller has more reason to consider all offers and be reasonable with the negotiations.
